What to Ask Before Signing a Lease Near Baylor

Signing your first lease near Baylor is exciting — but it's also one of the biggest financial commitments you'll make as a college student. A 12-month lease at $1,200/month is a $14,400 decision. And if you don't ask the right questions before signing, you could end up paying hundreds more than you expected in hidden fees, surprise charges, and costs that weren't in the brochure. Here are the questions every Baylor student should ask before putting pen to paper on an apartment lease in Waco.

What's the Total Monthly Cost — Not Just the Rent?

This is question number one, and it's the one most students get wrong. The advertised rent is almost never the full picture.

Many apartment complexes near Baylor stack mandatory fees on top of base rent:

  • Technology/internet packages: $50–$100/month at some complexes
  • Valet trash: $25–$35/month (even if you'd rather walk it to the dumpster yourself)
  • Amenity fees: $30–$75/month for pool and gym access
  • Parking: $25–$100/month per vehicle

What to ask: "Can you give me a complete breakdown of every mandatory monthly charge beyond base rent?" Get it in writing. If the leasing office can't give you a straight answer, that's a red flag.

How Long Is the Lease — And What Happens If I Need to Leave Early?

Most apartments near Baylor offer 12-month leases starting in August. But the details matter:

  • Is there an early termination option? If your plans change — you transfer, study abroad, or have a family emergency — what does it cost to break the lease? Some complexes charge 2–3 months' rent as a penalty. Others require you to keep paying until they find a replacement tenant.
  • Can you sublet? If you're not planning to stay in Waco for the summer, subletting can save you thousands. But many leases prohibit it entirely, or charge a fee to allow it.
  • What happens at the end of the lease? Does it automatically convert to month-to-month? Does it auto-renew for another year? How much notice do you need to give if you're not renewing? Most complexes require 30–60 days written notice before your lease ends.

What to ask: "What's the early termination fee? Do you allow subletting? What notice period do I need to give before move-out?"

What Utilities Am I Responsible For?

Some apartments include all utilities. Some include none. Most are somewhere in between.

Typical utility responsibilities in Waco apartments:

  • Electricity: Almost always the tenant's responsibility. Expect $100–$150/month (more in summer).
  • Water/sewer: Sometimes included, sometimes not. $30–$50/month if it's on you.

  • Gas: $20–$40/month if your unit has gas heating or a gas stove.

The difference between a "utilities included" apartment and a "no utilities included" apartment can be $200–$300/month. That changes the math completely when you're comparing two properties side by side.

Is Parking Included — And How Many Spots Do I Get?

Parking sounds like a small detail until you realize some complexes charge $50–$100 per vehicle per month — on top of rent. For a unit with two roommates who both have cars, that's an extra $100–$200/month you didn't plan for.

What to ask:

  • "Is parking included in the rent, or is it an additional monthly fee?"
  • "How many vehicles can each unit park?"
  • "Is there guest parking?"
  • "Are spots assigned or first-come-first-served?"

What's the Security Deposit — And How Do I Get It Back?

In Texas, there is no legal cap on how much a landlord can charge for a security deposit (unlike some states that cap it at one month's rent). That said, most Waco apartments charge between one-half and one full month's rent.

Texas law does protect you on the refund side:

  • Your landlord must return the deposit within 30 days of move-out
  • They can only deduct for damages beyond normal wear and tear — not for regular aging of paint, carpet, or appliances
  • If they withhold any amount, they must provide an itemized written list of deductions
  • You must provide a written forwarding address to receive the refund

What to ask: "What's the security deposit amount? What move-out conditions are required for a full refund? Do you provide a move-in inspection checklist?"

A move-in inspection checklist is key. Document every scratch, stain, and ding when you move in — with photos and dates — so you're not charged for pre-existing damage at move-out.

Is This an Individual Lease or a Joint Lease?

This question matters more than most students realize.

Individual lease (by the bed): Each roommate signs their own lease and is only responsible for their own rent. If your roommate stops paying, that's between them and the landlord — not your problem.

Joint lease (by the unit): All roommates are on one lease and collectively responsible for the full rent. If your roommate disappears, you owe their share. Joint leases are common at smaller properties near Baylor.

What to ask: "Is this a per-unit lease or a per-bed lease? If one roommate breaks the lease, what happens to the remaining tenants?"

Neither option is automatically better — but you need to know which one you're signing before you commit.

What Are the Move-In Fees?

Beyond the security deposit, most apartments charge additional one-time fees at move-in:

  • Application fee: $30–$75 per person (covers background and credit checks)
  • Administrative/processing fee: $100–$250
  • Utility activation fee: $25–$150 (for setting up electricity and water accounts)
  • Pet deposit: $200–$500 (if applicable)
  • Pet rent: $25–$50/month ongoing (on top of the deposit)

These fees add up fast. A student moving into a two-bedroom with a pet could owe $500–$1,000+ on day one before even paying first month's rent.

What to ask: "What are all one-time fees due at move-in? Is any of it refundable?"

What's the Maintenance Situation?

When your A/C dies in a Waco July (and it's 105 degrees outside), you want to know how fast someone shows up.

What to ask:

  • "How do I submit maintenance requests?" (Online portal is fastest)
  • "What's the typical response time for non-emergency requests?"
  • "Do you have 24/7 emergency maintenance?"
  • "Is there a fee for maintenance calls?" (There shouldn't be for normal wear-and-tear issues)

What to ask about pest control: Waco is in Texas. Bugs are a fact of life. "Is pest control included? How often do you treat? If I report an issue, how quickly does someone come?"

  • Guest policy: Can friends stay overnight? Is there a limit on consecutive nights? Some complexes restrict overnight guests to 2–3 nights per week.
  • Noise/quiet hours: When are they? How are they enforced? This matters during finals week.
  • Renewing vs. moving: If you want to stay for another year, do you get priority? Does the rent increase? How far in advance do you need to commit?
  • Lock-out policy: If you get locked out at 2 a.m., what's the process? Is there a fee?
  • Mail and packages: Where are packages delivered? Is there a secure package room, or do they sit outside your door?
  • Lease guarantor: Do you need a cosigner? Most student apartments near Baylor require a guarantor (usually a parent) who agrees to cover rent if you can't pay.

Your Checklist Before Signing

Before you sign anything, make sure you have clear answers on:

  1. Total monthly cost (rent + all mandatory fees)
  2. Lease length and early termination terms
  3. Subletting policy
  4. Which utilities are included
  5. Parking cost and availability
  6. Security deposit amount and refund timeline
  7. Individual vs. joint lease structure
  8. All move-in fees
  9. Maintenance response process
  10. Pet policy and fees (if applicable)
